Journal Article 2025 03 15 <strong>Background and </strong><strong>Aims</strong>: Despite the existence of supervisory mechanisms in registration procedures, errors and disputes may arise between individuals and registration offices, potentially affecting the relationships between parties and the validity of official documents. Under the Registration Law, errors are categorized into two types: material (effective) and immaterial (ineffective). Material errors may lead to the invalidation of registration procedures, whereas immaterial errors do not undermine the validity of such procedures<span dir="RTL" lang="FA">.</span><br><strong>Materials and Methods</strong>: This article adopts a descriptive-analytical method and relies on note-taking and document review for data collection<span dir="RTL" lang="FA">.</span><br><strong>Ethical Considerations</strong>: Academic integrity, authenticity of sources, and honesty have been strictly observed in the preparation of this study<span dir="RTL" lang="FA">.</span><br><strong>Findings</strong>: Errors in official documents can have serious consequences for the parties involved. These errors may include incorrect information about ownership, technical specifications of property, or the rights and obligations of the parties. Such mistakes can lead to legal disputes, increased litigation costs, and delays in transactions. These issues undermine public trust in the registration system and may cause parties to question the reliability of official documents<span dir="RTL" lang="FA">.</span><br><strong>Conclusion</strong>: Enhancing the accuracy and reliability of official document preparation, as well as establishing procedures for review and correction, appears necessary to prevent the occurrence of such problems. <strong><span lang="FA">زمینه و هدف:</span></strong><strong> </strong><span lang="FA">در عملیات</span> <span lang="FA">ثبتی</span> <span lang="FA">علیرغم نظارت، می­تواند بین اشخاص و ادارات ثبت اختلاف و اشتباهاتی رخ دهد</span> <span lang="FA">که بر</span> <span lang="FA">روابط طرفین و اعتبار سند تأثیرگذار باشند. در قانون ثبت</span> <span lang="FA">اشتباه</span> <span lang="FA">به دو نوع</span> <span lang="FA">اشتباه</span> <span lang="FA">موثر و غیرموثر تقسیم گردیده. اشتباهات موثر</span> <span lang="FA">موجب ابطال عملیات</span> <span lang="FA">ثبتی</span> <span lang="FA">بوده، لیکن اشتباهات غیرموثر</span> <span lang="FA">خللی به</span> <span lang="FA">عملیات</span> <span lang="FA">ثبتی</span> <span lang="FA">وارد نمی­سازد. </span><br><strong><span lang="FA">مواد و روش‌ها</span></strong><strong><span lang="FA">:</span></strong><span lang="FA"> مقاله حاضر توصیفی و تحلیلی است و از فیش­برداری در گردآوری مطالب استفاده شده است.</span><br><strong><span lang="FA">ملاحظات اخلاقی:</span></strong> <span lang="FA">در این مقاله، اصالت متون، صداقت و امانت­داری رعایت شده است.</span><br><strong><span lang="FA">یافته ­ها:</span></strong> <span lang="FA">اشتباه در اسناد رسمی می‌تواند عواقب جدی برای طرفین سند داشته باشد. این اشتباهات شامل اطلاعات نادرست درباره مالکیت، مشخصات فنی ملک یا حدود حقوق و تعهدات طرفین باشد، می‌تواند به مشکلات حقوقی و مالی منجر شود. از پیامدهای این خطاها می‌توان به ایجاد اختلافات حقوقی، افزایش هزینه‌های دادرسی و تأخیر در انجام معاملات اشاره کرد. این مسائل اعتماد عمومی به سیستم ثبت و اسناد رسمی را کاهش داده و باعث شود طرفین در اعتبار اسناد رسمی تردید کنند. </span><br><strong><span lang="FA">نتیجه</span></strong><strong><span lang="FA">:</span></strong><span lang="FA"> بهبود دقت و صحت در تنظیم اسناد رسمی و ایجاد فرآیندهای بازبینی و اصلاح ضروری به نظر می‌رسد تا از بروز مشکلات پیشگیری گردد.</span> https://journal.ihrci.ir/article_246679_9abd498804d5fcd064846b3c3907bebd.pdf
